Staging Your Home To Sell!
1. Declutter and Depersonalize- One of the primary objectives of home staging is to help prospective buyers visualize the space as their own. Clutter takes up space, and space is what sells. Make your home look bigger and more desirable by editing down to just the basics. 2. Define Each Space- Every room needs to have a single, well defined purpose. It will help show the buyers how to maximize the square footage. 3. Create A Minimalist Kitchen- A kitchen is often the heart of the home, but it shouldn't look lived-in when your're trying to sell it. Remove everything from the counters and the dining table, including food and appliances. 4. Pare Down the Living Room- If you have bulky furniture in your living room or too many tables or chairs, sell them or put them in storage. 5. Improve Your Curb Appeal- The exterior and the entryway will be the first things the buyer will see so they need to make a good impression. If they're a negelected mess the buyer might not even want to see the inside of the house. 6. Let the Light Shine In- Brighten up by letting as much light shine in the house as possible. Open the blinds on all of the windows, which in addition to letting in more natural light will also make the room seem bigger. 7. Repatch & Repair- Start with a melamine foam eraser pad and go room to room removing any scuffs from walls. Keep an eye out for any areas that may need a little more TLC.
The Joy of Decluttering
Author: Alexa Collins There's a remarkable difference between what your house looks like day-to-day and what your house looks like when you have people coming over. Day to day it's probably got some clothes on the floor, toothpaste in the sink, bread left out on the counter, kids' toys spread everywhere. When you throw a party you sweep all of that away like it was never there, light a few candles, buy fresh cut flowers for every room, and place an orchid on the bathroom sink. When you prepare your home for sale, you have to live like you're throwing that fancy party every day, and you've got to up the stakes. While your friends understand that you didn't have time to vacuum or clean stray marks off the wall, prospective buyers won't. An un-prepped home gives them the leverage to negotiate the price down, make a low-ball offer, or walk away from your single family home altogether. If that's not enough to persuade you to take the time to prepare your home, look at the upside: Consumer Reports says there's a 3-5% value increase for a clean, decluttered house. Preparing your house for sale isn't an easy process: there's a lot to be done and you have to do it on top of working, spending time with friends and family, and doing all of the other small tasks you need to take care of. Preparing your home is worth it, though, and we're here to help you.
